John Keith Kubis FRI, AACI, Real Estate Broker, Developer, RCNR (Able Body Seaman) WWII Veteran October 17th 1925 to October 21st 2021at 96 years of age. John was born in Mostisti, Czechoslovakia in 1925.He immigrated to Canada in 1936 to a farm in Inwood, Ontario with his father Andrej (Andy) Kubis, mother Anna (nee Gurin) and brother Steve (all predeceased) There, at the age of 11, John connected with the local Realtor, acting as translator and interpreter to the immigrants who followed. John signed on as a Merchant Marine in June 1942 travelling the Great Lakes preparing for the war. He joined the Royal Canadian Navy in July 1943 and served on a mine sweeper, Qu’Appelle and then on The Rockcliffe where they captured a German Submarine, U889 in the Atlantic off the Canadian Coast. John later worked as an officer for Canada Steamship Line, on the Noronic where he met his wife Doris Gouin (predeceased 2018). After their marriage in Sarnia in 1947, John, Doris and John’s parents and siblings moved to Kingsville where they owned and operated Kubis Restaurant (Now Vernon’s Tap & Grill). John changed careers in 1953, establishing John Kubis Real Estate and Insurance and then Kubis Realty Ltd. With only a grade 1 Canadian education, John went on to obtain his FRI (Fellow of the Real Estate Institute) University degrees from the University of Detroit and York University. John opened several branch offices in the County, worked as a Realtor, Past President of the South Essex Real Estate Board, Accredited Real Estate Appraiser (AACI which is a university level degree), Real Estate Developer and Business Man. John, along with his father and Brother Steve (aka Kubis Builders) were responsible for building several prominent structures in town namely the Post Office, Kingsville Town Hall, Gosfield South Town Hall, and the High School Addition. Always concerned about the economic health and well being of Kingsville and its citizens, John attracted several manufacturing companies to town. Together with his brother and father, they built the Precision Spring Factory, Rima Manufacturing Plant and Canadian Webcore, which provided many employment opportunities other than farming. John, along with his brother Steve and George Karry, also built the first of the towns planned Subdivision developments, Hillview Crescent and Millbrook Estates as Karnet Developments Ltd. John devoted his life to service in Kingsville. He served many years as Town Councillor, was a Lions Club executive, Jaycee executive, Junior Chamber of Commerce Senator, Mason, Deputy Mayor, member of Kingsville Hunt Club and a life member of the Walkerville Deep Bay Club. John was a proud member of Branch 188 Royal Canadian Legion and was responsible for organizing and helping fund the location and construction of the existin gbuilding. John is predeceased by wife Doris (nee Gouin), Brother Steve Kubis, daughter Tracy Taylor. John is survived by brother Lloyd Kubis and Suzanne, (St. Catherine's, Ontario), sister Betty Campbell and Don, Bethel, (Connecticut), son Kim Kubis and the late Melita Kubis, (Kingsville), Karen Kubis and partner Adrian Pontarini, (Toronto), Cindy Stewart and Don, Caye Caulker, (Belize), John Kubis Jr, (Kingsville), Karl Kubis, (Kingsville). Survived by grandchildren Andrew, Kate, Leslie, Sarah, Cairle (Megs), Nora and Mishka Kubis and Cole Stewart. Survived by 5 great grandchildren David Kubis, Sophia Rego, Kaylee and Clark Haffner and Liam Kubis. Thank you to the Doctors, nurses, and staff at Royal Oak for their kindness and support. John was a visionary, a risk taker, and a unique and interesting character... he lived a great long life. He was social to the end and valued his many friends. His family thanks him for the life he provided for them and the service to his country to protect our freedom and liberties, the memory of that time overshadowing his many other accomplishments. Lest We Forget! He will be missed. A memorial visitation will be held on Saturday, November 13th 2021 from 1:00 to 5:00 at Kendrick Funeral Home. 91 Division St S., Kingsville

My Tribute Gift Foundation makes this online charitable giving portal web page MyTributeGift.org (the “Website”) available to you subject to your acceptance of and compliance with these terms of use (the “Terms of Use”). Your donation will be processed through My Tribute Gift Foundation for distribution to your selected charity. Your credit card transaction record will appear as My Tribute Gift Foundation. An official tax receipt for your donation will be issued by My Tribute Gift Foundation. Donations are sent out to charities at the end of each month for all donations received in that previous month. So a donation made on the first day of the month would be sent at the same time as one made on last day. Payments would be sent either by paper check or direct deposit. Please note that the there is 3% + 35¢/transaction fee for credit card processing, My Tribute Gift Foundation collects a 5% administrative fee. These fees help fund the cost of processing all donations, issuing tax receipts, and sending all appropriate information to the selected charity. These fees are assumed by your selected charity, but you will receive a receipt for the full amount of your donation. There are NO additional costs the charity has to endure to participate and accept donations through MyTributeGift.org. According to the American Institute for Philanthropy (charitywatch.org) a charitable organization is considered “Good” if they are spending less than 30% on administration and fundraising costs. My Tribute Gift Foundation helps reduce those administrative costs for charities and allows donors to contribute to lasting memorials for their loved ones.
When donating online, if the donation form has an option to add a tip, there is no convenience fee. The tip is optional and can be adjusted before you submit your donation. The amount of the tip will be displayed to you before you confirm the charge to your payment card. Tips are in addition to the donation amount, so they do not affect the amount that goes to the charitable organization. Under IRS and CRA rules, tips are not tax deductible to the donor.
You warrant and represent that all information and materials you provide to My Tribute Gift Foundation, through the Website or otherwise, are accurate and truthful and do not violate third party rights. Indemnity. YOU AGREE TO INDEMNIFY AND HOLD HARMLESS THE FOUNDATION PARTIES FROM AND AGAINST ANY AND ALL CLAIMS, DEMANDS, ACTIONS, SUITS AND PROCEEDINGS BROUGHT BY YOU OR ANY THIRD PARTY (COLLECTIVELY "CLAIMS") ARISING OUT OF YOUR USE OF THIS SITE IN BREACH OF THESE TERMS OF USE OR THE INFRINGEMENT BY YOU OF ANY INTELLECTUAL PROPERTY RIGHTS OF ANY PERSON OR ENTITY, INCLUDING ALL LOSSES, LIABILITIES, DAMAGES, COSTS AND EXPENSES (INCLUDING ALL LEGAL FEES) ARISING FROM SUCH CLAIMS.
If in any part of these Terms of Use is held, by a court of competent jurisdiction, to be invalid or unenforceable, such part of these Terms of Use shall be eliminated to the extent permitted in that jurisdiction, for purposes of that jurisdiction, and the remaining Terms of Use shall otherwise remain in full force and effect.
These Terms of Use and your use of the Website are governed by the laws of the Province of Ontario and all federal laws of Canada applicable therein. The courts of the Province of Ontario shall have exclusive jurisdiction over any dispute arising out of these Terms of Use or your use of the Website.
These Terms of Use constitute the entire agreement between you and My Tribute Gift Foundation with respect to the Website, except as we may explicitly agree otherwise in writing.. No delay or failure to exercise any right with respect to these Terms of Use shall be construed as a waiver by My Tribute Gift Foundation.
As a donor, you are responsible for researching the charity, understanding how your money will be used, and understanding the tax implications of your donation. We will email you a receipt, but the deductibility of your donation depends on your individual tax situation. We are not financial, tax, or legal experts. Please do not rely on our information to make decisions about your finances, taxes or legal matters. Consult a qualified professional in your jurisdiction.
Participating organizations have chosen to actively participate in the “Sponsor Program” to be represented in the Sponsor Charity array in an effort to increase their exposure and the opportunity for more memorial donations to be made to their organization. A rate structure is agreed upon and assessed on each donation processed through that program according to each organization’s individual agreement. Giving through that program has helped many organizations realize a drastic and significant increase in net donations.
If a donation form has a line item of Convenience Fee. The Convenience fee is displayed to you prior to approving the charge to your payment card. The convenience fee is in addition to the donation amount, so they do not affect the amount reaching the charitable organization. For example, a $100 donation becomes a $101.50 transaction. The convenience fee is directed immediately to a for-profit service provider. According to IRS and CRA rules the tax deductible receipt will therefore only be issued for the subtotal amount.
My Tribute Gift Foundation seeks to distribute all funds to organizations provided they have maintained active 501c3 certification in the United States or registered charity status in Canada. MTG relies on the beneficiary organizations to maintain and keep up to date contact information on file with the IRS or CRA respectively. This must be done in order for My Tribute Gift Foundation to exercise care and reasonable efforts to distribute payment promptly, without undue cost and burden to the foundation. In the event that a payment has not been deposited 12 months from issuance, the foundation reserves the right to utilize those funds in its mission to the foundation.
My Tribute Gift Foundation reserves the right to modify, change, discontinue and suspend these Terms of Use, the Website, and/or any services offered through the Website, in whole or in part, at any time, without prior notice to you. Your continued access or use of the Website after modifications to these Terms of Use have been posted on the Website shall indicate your acceptance of and agreement to be bound by these Terms of Use as modified. It is your responsibility to review these Terms of Use regularly.
